Why is Spring Rock Village being developed?
In 2018, the Town of Brewster designated this 16-acre parcel of Town-owned land for community housing purposes. As part of a larger housing study and long-term housing plan, the Town prioritized this site for affordable housing. For the next two years, the Town’s Affordable Housing Trust completed a feasibility study, watershed study, and community outreach to craft a Request for Proposals (RFP) for soliciting housing development proposals. POAH and HA submitted a proposal for 45 affordable homes in 2022 that the Town accepted.
Who can live at Spring Rock Village?
The 45 homes will be available to a range of households, ranging from those earning less than 30% of the Area Median Income (AMI) to those earning up to 80% of AMI. Although the number of apartments and their income restrictions are subject to change depending on input received from the Town of Brewster and the Commonwealth of Massachusetts, the table below provides a preliminary breakdown of unit affordability and the approximate range of maximum incomes that qualify for these units. Please keep in mind that the figures below represent the top of the range for a particular household size. In other words, to move into a 50% AMI one-bedroom apartment, a 1-person household could earn up to $57,900; a 2-person household within that same AMI bracket could earn up to $66,200. The Maximum Incomes are calculated per household size and income bracket.

The apartments will be leased through a lottery system administered by our management company, POAH Communities, and our co-developer, Housing Assistance.
