About the Project

Spring Rock Village will be a 45-unit affordable rental property for families and individuals in Brewster, MA. The site design creates a small village of seven buildings centered around a common green, preserving the majority of the existing 16-acre woodland habitat and minimizing building footprints.

The development prioritizes sustainability with a commitment to carbon neutral energy efficiency and all electric mechanical systems. The project aims to achieve Enterprise Green Communities Certification Plus Zero Emissions.

The 45 apartments will include 15 one-bedrooms, 25 two-bedrooms, and 5 three-bedrooms across five buildings featuring traditional Cape Cod architecture. The largest residential building (Building #2) will feature an elevator for ease of access for its 17 households. Three residential buildings will primarily include flat-style homes, and the smallest building will feature town homes with individual entrances. The central management building, with amenities like bicycle storage, central laundry, and a community room, will overlook a central green that will offer residents a place to gather and play. The development will feature its own Innovative/Alternative (I/A) septic system for the residents.

The 45 apartments will include 15 one-bedrooms, 25 two-bedrooms, and 5 three-bedrooms across five buildings featuring traditional Cape Cod architecture. With over two thirds of the homes providing two or more bedrooms, Spring Rock will enable moderate- and low-income families to live close to employment and educational opportunities. In addition, 20% of these units (9 total) are targeted for Extremely Low Income (ELI) households at risk of homelessness. Spring Rock includes ten (10) units targeted for families at or below 80% AMI, a segment of the Brewster community like front-line Town and School employees in clear need of quality housing as demonstrated in recent housing development applications.
